Name of Project: The Sentinel Residences (2014)

Location: Edsa Cubao, Quezon City

The Sentinel Residences located at Edsa Boulevard Cubao, Quezon City is built on an inside lot with a 1,200.00 square meter in area on a relatively flat terrain. The Owner, Monolith Construction & Development Corporation called for a design of high rise residential building that is innovative in construction technology, cost effective and flexible for users. The building must be sustainable, typhoon and earthquake resistant and adaptable to a site in a busy main thoroughfare along EDSA.

The Architect was given design requirement to meet a floor area ratio (FAR) of 16, maximum gross floor area (GFA) of 26,358.82 square meters and 6.50 meters setback fronting the principal street. The building was designed with commercial/ retail shop, residential lobby with reception, three hi-speed, interior finished passenger elevators and administration office at ground floor and 179 parking slots at second to ninth floor level. Typical residential studio units (504 units) were located from tenth to penthouse floor. Recreational amenities and facilities like lap pool, gym and function/playground, garden decks and jogging trail were located at tenth floor.
